Frequently Asked Questions About Cincinnati Condos

Is a condo a good buy in Cincinnati right now?

Condo prices have kept rising every year for a decade: the median Greater Cincinnati condo sold for about $239,000 in the 12 months ending October 2026, up from $227,000 a year earlier and about double the 2017 median. Half of condos sold within 16 days, so well-priced units still move quickly.

How much are condo fees in Cincinnati?

The typical reported fee is about $314 a month, with most between about $260 and $435. Full-service high-rises in Hyde Park, Walnut Hills and downtown can run $1,000 or more because they include staff, heat, parking or amenities. Every community page on our site lists its own fee range.

Where are the most expensive condos in Cincinnati?

Oakley, Columbia Tusculum and the East End, Hyde Park, Blue Ash and Mason have the highest median condo prices, along with downtown and Over-the-Rhine. The west side, Butler County and Clermont County offer many condos under $220,000.

What is a Cincinnati tax abatement?

Many renovated and newer condos in the City of Cincinnati pay property tax only on their pre-improvement value for up to 15 years. The abatement transfers to the buyer for the remaining years, so check the end year before you buy. See our tax abatement guide.

Can I find one-level condos in Cincinnati?

Yes. About six in ten condos sold in the region are one level. Ranch condos are common in Mason, West Chester, Colerain, Green Township and Clermont County, and elevator buildings are concentrated downtown and in Walnut Hills, Hyde Park and Clifton.

Is it harder to get a mortgage on a condo?

The lender reviews the building as well as you: its budget, reserves, insurance, owner-occupancy and any litigation, and FHA or VA loans need an approved project. Our Condo Financing Specialist, Matt Sheffey, checks the building during your pre-approval. Try our condo mortgage calculator.

Do you help with condos in Northern Kentucky?

Yes. We cover riverfront condos in Covington, Newport and Bellevue as well as Ohio. Kentucky has its own taxes, disclosure form and title rules, and we walk you through the differences before you make an offer.

How do I find out what my condo is worth?

The best guide is recent sales in your own building or community, adjusted for floor plan, views, parking, updates and any abatement years left. Request a free condo valuation or call 513-759-0100.
