How to Judge a Condo Fee
- Compare what’s included, not just the number. A $1,100 fee that covers heat and parking may cost you less overall than a $600 fee that doesn’t.
- Check the reserves. A low fee with thin reserves can mean a special assessment later. Ask for the budget and reserve study.
- Look at the history. Ask how much the fee has gone up over the last three to five years and what projects are planned.
- Remember your loan. Lenders count the fee in your monthly payment, so it lowers how much you can borrow. Try our condo affordability calculator.
